Asset Manager, Affordable Housing, Orange County, CA
Oversight of a portfolio of affordable properties for growing company. Measure/manage property performance against projections & annual budgets. Oversee all lease-up activities. Collaborate with social service providers ensuring compliance.
Identifying all reporting requirements & see that they are met. Develop annual asset management plans & work with property management/development/finance/etc. achieve defined property goals consistent with the strategic plan.
Identifying watch list properties & working with team to prioritize issues/develop action plans to address challenges.
Project & work to increase cash generated from operations for payment of soft debt, fees, & cash flow distributions.
Develop/ implement long-term strategies for financing or purchasing existing properties, completing their 15-year tax compliance period. Manage reserves & capital planning, authorize withdrawals, & present significant expenditures for approval.
Collaborating with finance/accounting/outside lenders to ensure permanent financing. Review monthly operating statements, tax returns & audits.
Conducting site inspections & compliance reviews. Interact with stakeholders to achieve property goals. Investigate all insurance claims & coordinate with insurance company representative.
Must Haves –
Public & private housing finance programs, including HUD, HOME, Section 8 programs, low-income housing tax credits (LIHTC), MHSA, NPLH.Property dispositions, capital accounts, & resyndication.
Property management & real estate investment management software. Fair Housing, Landlord/Tenant Law. Read & interpret financial statements/ tax returns. Develop, prepare, & manage property budgets. Understand & interpret pro formas.
Efficiently organize complex & variable data, prepare for presentations. Work independently, resolve problems/conflict & independently manage oversight of property management companies.
BA in Accounting or Business or a related field. Strong track record of asset management. Required skills & knowledge of multifamily real estate operations, including market analysis/property management/ finance/marketing/leasing/budgeting/ financial reporting.
Minimum 5 years responsible experience in asset management, property management, or real estate finance.
