6031 Sr. Construction Manager/Director, Reno, NV
General Purpose: To oversee and manage all aspects of the construction process for a master planned mixed‐use project.
Qualifications and Primary Responsibilities:
Extensive background (15+ years) in all phases and types of multi‐family construction (Type I, III, V), from site development through vertical construction and turnover.
High capacity for managing all aspects of large, complicated multi‐family projects in various stages of design development and construction.
Ability to work effectively with the development team (Owner), design consultants, general contractors, City personnel, etc. to achieve the project goals.
Proactively identify potential problems that could result in delays and increased costs; recognize inefficiencies in design or staffing and provide recommendations for improvement; utilize effective problem-solving skills; negotiate on the Owner’s behalf and make decisions with integrity to establish professional and successful relationships with all parties involved in the project.
Communicate clearly and effectively, manage expectations and deliver results. Well versed and proficient in industry standard construction management software and programs ‐ i.e., Excel, Word, MS Project, Primavera, Timberline, Plan Grid, etc.
Supervise and coordinate with multiple general contractors to keep projects on schedule and within budget while maintaining the highest quality standards.
Lead the Pre‐Construction planning & coordination efforts (obtain permits, City meetings, plan check, etc.).
Work with general contractors to finalize GMAX prime contracts within the budgets established by the executive team for each phase of the development.
Actively participate in and help drive the hard cost budget and if necessary, value engineering process to achieve the most cost effective and efficient product possible.
Observe overall field operations throughout all phases of construction and communicate any concerns with quality, schedule or safety to the general contractors.
Lead weekly OAC meetings to review project status and follow up with parties as needed to help keep the project on schedule and within budget. Hold the general contractor accountable for their deliverables and assist the development team as required with consultants, city personnel, etc.
Perform detailed review of job cost reports, GC subcontractor award packages and GC change orders.
Verify that all subcontracts are accurately scoped and all Change Order Requests are valid and correctly priced with appropriate backup. Review schedule updates from general contractors for accuracy and advises the development team of critical path deliverables.
Hold general contractors accountable to contract schedules, negotiate and approve delays, assist in identifying opportunities to accelerate the schedule.
Verify all required project documentation is being maintained by the general contractor, design consultants, and development team.
Identify and help mitigate potential risks to the Owner. Coordinate and assist in tracking RFI’s and responses through to completion.
Collaborate with various team members and consultants to ensure long‐term Operational and
Maintenance constraints are properly mitigated and planned throughout the construction process.
