6178 – Estimator

Ultimately responsible for cost estimating including, but not limited to the following: Develop conceptual estimates which are used in the project Pro-forma budgets to model the viability of a project.

Responsibilities:

Work with the project team throughout the design phase to forecast, monitor, and control project costs.

Advise the project team on alternative design and building systems to maintain the Pro-forma budget.

Work with Construction Project Management on the buyout of the project, including developing scopes, bid packages, analyzing bids, and negotiating with subcontractors.

Most projects are fast-tracked with buyout occurring at various stages of drawing development depending on the subcontract package and the needs of the project.

Responsible for establishing the guaranteed maximum prices (GMP) budget.

Estimating is responsible for maintaining Master Scopes of Work which are used by the Estimating and Project Management teams for buying out projects.

This work is divided up among the estimators.

Responsible for maintaining the subcontractor database and establishing relationships with key subcontractors in each market the company is working in.

Requirements:

Minimum 3-8 years’ experience.

A background in conceptual estimating and/or the willingness to learn.

Knowledge of construction materials and methods in both concrete and wood-framed structures.

Proficiency in Microsoft Excel. Good communication skills.

The ability to read and interpret drawings and visualize the final product based on limited information.

Self-motivated, flexible, and responsive to change.

Multifamily experience is not mandatory but is a significant advantage. 4-year degree.
