6180 Senior Construction Manager/Owner’s Rep, Florida Resort Development

Focus on construction administration, working on the various hotel Major Projects through all phases of construction, reporting directly to VP of Design & Construction.

Pre-Construction –

Oversight of GC’s budgets and subcontractor bids. Review and approve GC construction schedule for each project, and the master schedule. Developing the qualifications, allowances, and assumptions for each specific construction contract. Implement an approval process between GC / Owner / Consultants for all change orders, review and quantify costs, and qualify back-up prior to submission to the Owner for approval.

Construction –

The Owner’s on-site representative for all GC coordination and management.  Manage the Request for Information (RFI’s) process. Underwrite the cost impacts of proposed changes required due to RFI’s responses or field conditions prior to the approval of such changes and provide recommendations for the course of action. Control the submittals and approvals process. Identify conflicts, expedite solutions, provide project team accountability, and maintain control of schedule and cost. Manage the weekly OAC, GC, and Subcontractor meetings. Direct the GC to ensure its focus on schedule and budget. Coordinate with the Owner’s permit expeditor on all required inspections and governmental approvals. Control the project turnover schedule. Coordinate ordering and installation of FF&E.

Post Construction –

The owner’s direct liaison with the GC for project closeout. Prepare a punch list report inclusive of photos. Attend all walk-through and punch list inspections. Inspect and report on punch list completion. Manage and assist with the preparation of warranty and O&M manuals. Manage TCO and receipt of CO.

Requirements –

Bachelor’s Degree required.

10+ years in hotel construction project management.

Highly experienced with Excel, Word, Procor, and other CM software.
