6213 Acquisitions Manager – San Jose, CA

Manage the Land Acquisition efforts to find, place under contract, receive governmental approval, and close on new land that meets the companies needs.

Responsibilities:

Identify and qualify potential land acquisitions in alignment with division goals (raw,  semi-entitled land or infill.)

Manage the due diligence process on land acquisition opportunities, including initial planning work in close coordination with internal design and land development teams.

Monitor development phases and entitlement processes post-closing. Contribute to establishing a departmental overhead budget and responsible for maintaining a budget.

Manage the land purchase contract process with division counsel, outside counsel, and region counsel. Collaborate with the Land Development Department.

Develop business community relationships and scout other avenues for possible acquisitions. Negotiate the acquisition of properties with landowners, attorneys, or brokers.

Prepare land valuation analysis and land budgets in collaboration with analysts and the development team. Prepare memoranda and other documentation and analytics for corporate approval for land buys.

Experience needed:

5+ years of experience acquiring land on a production scale for residential products or similar is required.

Bachelor’s Degree is required.

Knowledge of the Northern California land market, including experience developing relationships and presenting to local landowners, civic officials, zoning officials, etc., is highly preferred.

Experience using proformas extensively, taking land deals through an entitlement process, building a rough budget and timeline of a land project, using a financial model, etc., are all highly preferred.
