General Job Description:
Strong construction background in adaptive reuse projects & office Tenant buildout.
The project manager must understand Tenant Requirements, budget, schedule & manage contractors & vendors. Update/Manage Cost Report. Coordinate w, Property, Asset Mgmt & Leasing to establish goals for the project – Budget, Schedule, Growth in Rentable area & fit & finish.
Understand value & implement Owner Vendors such as signage, artists, FF&E, Renewable technologies, parking & access controls.
Coordinate with various municipal utilities. Prepare preliminary estimates of core & shell projects & tenant space plans.
Prepare project schedules & establish milestone expectations. Interact with Leasing team to provide deliverables – plans, Landlord Work letters & schedule.
Engage GC & manage timely flow of information to ensure the project is on schedule. Review/approve payment applications from contractors/vendors.
Manage project documents including discretionary & non-discretionary approvals, agency releases/declarations/determinations, easements, covenants, tract maps, construction documents, A/E design & engineering plans & specifications, contracts/change orders, closeout documentation.
All aspects of project closeout, including Tenant delivery & transfer to Property Management Team.
Education/Experience Requirements –
10+ years of experience in development, architecture &/or construction with demonstrated knowledge of real estate development & construction.
Knowledge of Office Suite, blue beam, scheduling software & Yardi is ideal.
