Senior Project Manager – Construction – SoCal

Serving as a senior leader, this position guides cross-functional teams, mentors project staff, and promotes a culture of accountability/collaboration/continuous improvement.

Leading teams to deliver projects safely, on schedule, w/in budget, and to the highest quality standards.

Responsible for project performance/strategic oversight- preconstruction through closeout.

Estimating/cost control, accurate forecasting, & proactive risk management.

Develops & sustains strong client relationships by establishing clear expectations/aligning stakeholders/consistently delivering on commitments.

What you’ll do –

Oversees/provides input regarding all issues that require risk management.

Develop contingency plans to mitigate potential risks to projects.

Build strong relationships w/ other departments. Interfaces w/ architects/engineers/contractors/ municipal officials/financial institutions.

Supervises project team’s overall administration & technical direction to single or multiple projects simultaneously

Must Haves – 

Experience procuring subcontractors by preparing RFP’s & evaluating proposals to make final subcontractor selection & buyout to ensure timely execution of the “Work”. Negotiate & prepare subcontractor scope of work documents to prevent scope gaps or overlap.

Ensure subcontracts conform to the prime contract & MFBI standards.

Manage the upload of the cost estimate into Procore with input from appropriate resources, such as Development & Accounting.

Ensure safety, quality & contractual risk management.

Ensure accurate and timely reporting of RFIs, change management logs, 3-week schedules, quality program, submittal & procurement logs, & other related reports.

Subcontractor & Consultant Oversight. Hold others accountable in a clear & consistent manner to meet timely commitments. Coordinate w/ architects/engineers/subcontractors/stakeholders to ensure that project plans are accurate & up-to-date.

Lead submittal & procurement process.

Ensure that all permanent materials are on the project.

Manage subs performance w/ Field Ops & take action to resolve performance issues. Monitor & ensure schedule is maintained.

Complete billings to the Owner & process of subcontractor payments.

Execute the internal & external change management process. Ensure enough detail is provided to show what precipitated the change & the reason for the change.

Fully leverage Procore MFBI standard work processes to manage job accountabilities  – forecasting/maintaining CEs/PCOs, Document Control. Ensure Cost Reports are completed on time and accurately.

Compare cost reports from the Procore and Sage systems and note the differences for the accounting staff. Excellent document control, client & people management.
